Housing & households

Detached homes, attached homes and a substantial apartment component

Historical

2021 Census of Canada — historical baseline

The City's 2021 housing-structure table records 1,630 occupied private dwellings in Discovery Ridge. Detached houses were the largest group, but apartments also formed a substantial share. The neighbourhood is not exclusively detached housing.

The figures below retain the City's rounded counts and percentages. They describe physical building forms, not which properties have condominium ownership or an NDHA encumbrance. Confirm those separately for the legal unit you are considering.

  • Single-detached houses: 920 (56%).
  • Semi-detached houses: 95 (6%); row houses: 45 (3%).
  • Apartments in buildings under five storeys: 25 (2%).
  • Apartments in the City's taller-building category: 535 (33%).

Development history

A largely 2000s housing base beside an established nature preserve

Historical

Development and association milestones

The census construction-period table places 83% of occupied private dwellings in 2001–2010. That table uses a rounded total of 1,635 dwellings, slightly different from the housing-structure table; the City cautions that rounded totals may differ.

Griffith Woods became a City park in 2000, following a donation of part of Wilbur and Betty Griffith's estate. NDHA also dates its incorporation to February 18, 2000, under developer United Communities, with control transferred to residents in June 2006. Park creation, home construction and association governance are distinct milestones.

Schools & enrollment

Start with Griffith Woods School, then check the exact address

Government-published

School information reviewed September 2026

Griffith Woods School's official information page identifies Discovery Ridge and Springbank Hill as its school communities and describes instruction in the regular program. This is a useful starting point for researching local schooling.

Use CBE's school finder for the proposed home address, school year and program. Confirm grades, registration requirements, transportation and any attendance-area changes with the board. Proximity to the school or the neighbourhood name alone does not establish enrollment eligibility. For other school authorities or alternative programs, check the relevant authority directly.

Parks & recreation

Griffith Woods, community recreation and HOA maintenance

Association-published

Griffith Woods is a 93-hectare natural environment park beside the Elbow River, with paved and unpaved trails, forest and wetlands. The City manages the park and its parking lot. Its published guidance directs visitors to designated trails and to respect signs and fencing near Tsuut’ina Nation lands; fires are not permitted.

DRCA manages the recreation facility at Discovery Ridge Hill and Discovery Ridge Boulevard. It lists tennis courts, a hockey rink, a seasonal leisure ice rink and a heated change area. DRCA says the facility was developed through community fundraising and is maintained by the association, rather than the City. Check DRCA's current facility rules, seasonal conditions and registration requirements before using it.

NDHA's property charge supports its separate landscaping and maintenance mandate. Paying it should not be treated as purchasing DRCA membership. The operational exclusions for condominium, commercial and The Pointe lands describe where NDHA maintains landscaping; they do not by themselves settle whether a particular title has a charge.

  • City of Calgary: Griffith Woods and its designated parking area.
  • DRCA: recreation facility, community events and a separately published $25 annual membership.
  • NDHA: its assigned manicured green spaces, entrance features and selected pathway maintenance.
  • Property and condominium maintenance: verify the relevant owner, corporation and governing documents.

What to verify

Buyer checklist

New Discovery Homeowners' Association (NDHA)

  1. 01Order a current Certificate of Title and read every registered instrument, including any encumbrance or restrictive covenant.
  2. 02Ask the seller for the most recent NDHA invoice and proof of payment.
  3. 03Confirm with NDHA whether the specific address is subject to the encumbrance and whether any balance is outstanding.
  4. 04Confirm whether the property sits within a condominium corporation, on commercial land or in The Pointe at Discovery Ridge, which are outside NDHA's operational area.
  5. 05Understand that NDHA is not the Discovery Ridge Community Association — community association membership is separate.
  6. 06Check whether Griffith Woods Park and natural areas relevant to you are City-maintained rather than NDHA-maintained.

Discovery Ridge Community Association

  1. 01Identify NDHA, DRCA and any condominium corporation separately.
  2. 02Confirm the current household term, GST and registration details before joining.
  3. 03For a tenant household, register directly rather than relying on an owner's HOA receipt.
  4. 04Check court rules and seasonal rink status for the activities you expect to use.
  5. 05Ask DRCA about additional adults, guest supervision and non-resident eligibility.
  6. 06Review the latest bylaws, meeting instructions, budget and financial statements.
  7. 07Obtain property-specific title and account information from the relevant HOA and closing professional.
