About West Springs

West Springs includes West Springs Farm, Springside and Wentworth associations with distinct fees, payment periods and maintenance responsibilities. Compare the organization named on the property title with its invoice. None of these development profiles establishes one uniform obligation across the entire neighbourhood.

Private amenity

The reviewed WSFHOA mandate is landscaping, not private lake privileges. Wider neighbourhood facilities require their operator's rules.

Condominium overlays

Springside explicitly bills its covered condominiums separately from condo fees. Wentworth assesses covered houses and condos equally. Verify the actual legal unit and association account.

Housing & households

A predominantly detached housing base, with several ownership forms

Historical

2021 Census of Canada — historical baseline

The City's census profile records 3,740 occupied private dwellings in West Springs in 2021. Detached homes made up the largest share, alongside row houses, semi-detached homes and apartments. These figures describe the neighbourhood at the census date, not today's available inventory.

Building form alone does not identify the legal ownership structure or an HOA obligation. For a particular purchase, review the legal title, any condominium corporation and the applicable association account.

  • Single-detached houses: 2,625 (70%).
  • Row houses: 560 (15%).
  • Semi-detached houses: 285 (8%).
  • Apartments in buildings under five storeys: 260 (7%); another 10 were recorded in the taller-building category, rounded to 0%.

Development history

Several development histories within one neighbourhood

Historical

Historical development and association milestones

The 2021 census profile places 58% of occupied private dwellings in the 2001–2010 construction period. That neighbourhood-wide pattern contains separate development and governance histories.

West Springs Farm's association dates its establishment to 1999 and its homeowner-management transition to 2005. Springside describes resident-run maintenance since 2004; Wentworth says Dundee created its association in 2005. These milestones explain why buyers should identify the specific development rather than assume one West Springs organization governs every property.

Schools & enrollment

Research schools by address and program

Government-published

CBE lookup reviewed for the 2026–2027 school year

West Springs School and West Ridge School have official CBE information pages for local school research. West Ridge describes itself as a Grades 5–9 school serving West Springs and Cougar Ridge, opened in January 2017.

Use CBE's designated-school map with the exact home address and intended program. It distinguishes attendance areas and walk zones, and notes that alternative programs depend on space, resources and registration timing. A neighbourhood name or nearby school is not an enrollment guarantee. Check other school authorities directly for their programs and eligibility.

Parks & recreation

Nearby recreation and maintenance have different operators

Association-published

Public parks, landscaped association assets and community programs are different layers. West Springs Farm's responsibility table assigns the recreation area between West Springs Place and 73 Street—including its playground, fields, stormwater pond and walkway—to the City.

Winter maintenance also varies. Springside says it does not provide snow removal. Wentworth's 2026 presentation limits its obligation to the sidewalk beside the wooded area south of 9 Avenue between Wentworth Rise and 89 Street. Confirm the specific path rather than assuming an association clears everything nearby.

The West Springs Cougar Ridge Community Association is a separate organization for broader activities. Check program registration and the relevant facility operator's rules independently of the property-linked landscaping invoice.
