Address & access checker

Does this home have HOA or lake access?

This checker reports what the mapped dataset can and cannot prove. It does not read titles — no public title API is connected — so it will never tell you an obligation exists on a specific parcel.

Checklist

How to confirm it properly

  1. 01Order a current Certificate of Title for the legal description of the property.
  2. 02Order copies of every registered instrument shown on that title.
  3. 03Look for an encumbrance, caveat or restrictive covenant naming an association.
  4. 04Write to the association and ask for confirmation of status, fee class and balance owing.
  5. 05Have a real estate lawyer review the instruments before conditions are removed.

What each result means

  • Community reference found

A community name in your search matches a profile. Read the sources and confirm the individual property with the association.

  • No matching reference

The directory has no match for this wording. This does not mean the property has no HOA.

  • Maintenance area

An association's landscaping area describes where it works. It does not prove which properties pay fees.

  • Property confirmation

Use the legal description, registered instruments and association confirmation to establish obligations and access.
