Springbank Hill: which association does your property belong to?
Compare SBHHA, Springborough, The Slopes and SBHCA. Separate property fees, private utility billing, optional membership and covenants before buying or renovating.

Start with the organization, not the neighbourhood name
A listing that says 'Springbank Hill association fee' leaves several questions unanswered. Ask for the organization's full name, the current invoice and the legal property description. Keep every obligation in its own row when preparing your ownership budget.

A community map is not proof of membership
The wider community association identifies SBHHA, Springborough and The Slopes as separate organizations within Springbank Hill. Use an association's map or geographic description to orient your research, then confirm the parcel. The municipal Springbank Hill polygon is larger than the SBHHA area.
For a condominium, ask both the property association and the condominium manager how any contribution is billed. An amount paid through the condominium budget should not be added a second time without checking. Exclusion from one association does not establish that the property has no other obligations.

Springborough: match the property class and instrument
SRA posts $150 for detached homes and $75 for townhomes or condominiums, effective 2024, with a June 29 annual deadline. Current-year invoice and GST treatment remain unconfirmed. Its FAQ connects the reduction to the end of snow removal; do not promise that service to a buyer or tenant.
The posted encumbrances distinguish detached units from duplex/multi-family units. One document link labelled 041 022 424 actually contains Phase 1 detached instrument 031 064 329. Check the identifier and Schedule A inside the document, then match the current title and any later subdivision. The original $100/$50 charges are historical starting amounts, not current invoices.

- For a semi-detached unit, confirm how the current invoice class relates to its instrument.
- Obtain amendments and later assessment resolutions alongside the original document.
The Slopes: separate infrastructure fees, utilities and drainage
TSCA describes monthly EFT fees supporting private infrastructure and a separate water/sewer billing arrangement. Its public financial introduction gives no fee or reserve amount. Ask for both statements and the current budget, including any vacant-lot upkeep charges.
The public overview reports a drainage covenant on most sites. That covenant does not establish a fee encumbrance or mandatory membership. Request the actual governing and title records; the detailed governance and rules pages are password-protected. Public design guidance also calls for attention to hillside views, drainage and neighbouring sites.
The management and contact pages give conflicting payment email addresses but the same Astoria main phone, 403-948-0337. Confirm the current recipient and EFT process before sending account information.
Read fee dates before comparing amounts
SBHHA's public FAQ contains older house and condominium figures. Those remain useful historical records, but they do not verify the 2026 charge. Its annual-payment page supplies collection instructions rather than a current amount.
Request a dated invoice and account statement that identify the class, tax treatment, payment status and any additional charges. A budget, total annual revenue or statement that fees were generally unchanged cannot substitute for that property-specific information.

- Which year does it cover?
- Are administrative or legal charges already included in the payout?
- Who will confirm the final balance for closing?
Separate ownership, tenant designation and recreation
SBHHA's posted bylaws provide a written tenant-designation mechanism. Ask how the owner and association record that designation and when it ends. This mechanism has not been established for SRA or TSCA; do not transfer one association's rules to another. Changing a named representative also does not by itself remove a charge registered on the property.
SBHCA has its own membership and activities. A lease should identify what the landlord is offering, which organization operates it, and whether the tenant needs to enroll independently. Public park use, governance membership, gate entry and paid program participation are different questions.
SBHHA: plan roofing and fencing from the registered documents
Before choosing a contractor, assemble the property's title instruments, the posted architectural information and any existing approvals. Ask the contractor to identify how the proposed material or design fits the applicable wording.
SBHHA's 2021 guidance distinguishes its educational role from enforcement by parties to a covenant. Treat that as a reason to identify the actual instrument and obtain appropriate advice, rather than as permission to disregard a restriction. A municipal permit and compliance with a private covenant answer different questions.

- Who can give a reliable answer if the documents are ambiguous?
Close with an account statement and complete records
Give the closing professional the association's contact details early. Ask for confirmation of the payout process and any seller/buyer adjustment. After completion, update the membership record so future invoices and notices reach the right person.
For longer-term ownership research, request the latest approved minutes, financial statements and planned maintenance information. SBHHA’s posted November 2025 minutes are a draft awaiting approval; its 2024 statements describe a past reporting period. Neither establishes today's reserve adequacy or a promise that no further assessment will occur.

- Retain the registered instruments and records of exterior work.
