Build a dated fee file
Start with the current property statement. The association's site retains older instructions, so keep the issue date and source with every document you use.

Inspect the legal lot, not just the streetscape
A similar-looking fence or shed next door is not an approval record. Assemble the title instruments, phase information, drawings and correspondence for the home you intend to buy. Ask which restrictions remain and whether any work is unresolved.
- Which legal lot and fee class are on the account?
- Are current covenant schedules and later amendments included?
- What records support previous exterior alterations?
Request adopted governance records
The December 2025 letter and May 2026 package describe revised articles awaiting a member decision. They are useful for identifying questions, but they do not establish the outcome. Obtain the approved text, meeting resolution and effective date before relying on new voting or proxy terms.
Close the account transfer deliberately
Ask the manager for the balance, any status or transfer charge, and the ownership-change process. Have the closing professional reconcile the statement with the agreed adjustment. Give the manager the correct owner contact details and keep proof of payment with the closing file.
