Build a property file before comparing fees

Collect the current title, legal description, seller's association account and latest assessment. Ask the office to identify the fee class in writing. Keep that confirmation with the purchase documents rather than estimating a class from a photograph or lot description.

The profile links the published notice. Use the property's invoice to establish the tax treatment and balance; the online notice is not a payout statement.

Separate ownership from household registration

Make a list of who will live in the home, who owns it and who expects to use the facilities. If there will be tenants, a suite, carers or an owner living elsewhere, send those scenarios to the association before making promises in a lease.

Ask which forms, identification and renewal dates apply. Keep the written decision with the tenancy records; a previous household's cards are not proof of the new household's approval.

Check the booking you actually need

A room reservation, a gazebo event and routine recreation are different uses. Ask for a written quote covering the permitted area, attendees, setup time, deposit, tax and cancellation terms.

Where online pages disagree, have the office confirm the applicable condition before collecting guests' payments or committing to suppliers.

Close with documents and written answers

Request governing documents and amendments, check outstanding correspondence, and identify any approvals for past exterior work. Ask the closing professional to reconcile the association balance and agreed adjustments.

Record who will notify the association of the sale, what happens to existing cards and when the new household can register. Keep neighbourhood orientation separate from the legal membership check.
