Buying in Legacy: identify the fee class and the organization
A practical purchase-file checklist for Legacy's property assessment, separate community membership, closing response and maintenance questions.

Start with the issuer on the document
Legacy has two distinct organizations. Keep a separate line in your purchase file for each so a voluntary membership receipt is never mistaken for the property's fee account.

Resolve the class before comparing the price
The full schedule in the LRA profile includes enhanced-area classes absent from the general FAQ. Ask the association to identify the legal unit in its own account system. A listing's home style, a builder name or the amount a neighbour pays should not substitute for that confirmation.
Record the fee period, published amount, tax treatment, additional charges and account balance separately. An annual assessment and the total needed to clear an account answer different questions. If a seller's receipt and the association response differ, have the closing professional reconcile them before relying on either.
Use the resale inquiry process
LRA publishes a lawyer inquiry form for resales. Ask your closing professional to obtain a response for the precise legal unit and keep its date with the file. A general FAQ is not an account-status letter.
Useful questions include: What date is the balance calculated to? Are there unpaid prior periods or collection costs? Who receives the closing payment? What information is needed to register the buyer? When will receipt be confirmed? These are requests to resolve the transaction, not claims about an unreviewed instrument.
Describe the location when asking about maintenance
A request such as 'who maintains the pathways?' may be too broad. Include the street, adjoining feature and a marked location when contacting the association. Ask whether the answer applies today or after a future development handover.
For work beside your own lot, distinguish routine maintenance from permission to alter a feature. Obtain the responsible party's written direction before replacing landscaping, moving a fence or changing drainage. Keep prior approvals with the property records.
Separate membership from an operating facility
CLCA describes a future community-centre project. Ask about current programs and confirmed facilities independently of a long-term proposal; a membership benefit should not be read as proof that construction is finished.
For tenants or an extended household, ask which registration category fits the people who will participate. The CLCA bylaws distinguish local regular membership from non-resident associate membership. That is a different inquiry from who owes the LRA property charge.
A focused document request for the seller
Request the documents that answer the actual purchase questions, then track what is still missing.
- Current LRA invoice and payment confirmation for the legal unit.
- Dated association balance response and closing instructions.
- Registered fee and restrictive instruments, with the closing professional's review.
- Applicable phase guidelines and existing exterior approvals.
- Condominium documents where a corporation also applies.
- Notices of proposed assessments or changes to maintenance responsibilities.
- Separate details of any garden, program or voluntary membership registration.
