Identify the development and association

Symons Gate has its own HOA. SHRA maintains part of the wider Sage Hill neighbourhood, while SHCA offers free voluntary community membership. Ask the seller for the legal title and exact association account; neighbourhood names do not resolve these distinctions.

Check the current fee and balance

The 2026/27 assessment is $94 plus GST, or $98.70 total. It is due April 1, with interest after the April grace period. A listing's annual fee does not reveal arrears or collection costs; obtain the current statement.

Confirm who is handling an overdue account

The published collection timetable moves unpaid accounts to legal counsel in July. After referral, the HOA says payment and communication must go through that firm. Have the closing lawyer confirm the account handler and total required to settle it.

Separate operating budgets from property rights

The budget identifies maintenance and event spending. It does not establish a private recreation entitlement, an architectural approval or the exact legal membership area. Obtain the encumbrance, current bylaws and any property-specific restrictions.
