Buying in Sage Hill: two associations and the right property records
Separate the mandatory SHRA account from free community membership, then verify the property's fee class and closing balance.

Start with the legal property, not the neighbourhood label
SHRA says it covers only part of Sage Hill. Ask the seller and management to identify the title-linked association for the exact lot or unit. A map showing a maintenance area cannot substitute for the registered instrument.
Keep the two memberships separate
The organizations have different purposes and membership terms.

Use the dated fee notice
The current package makes assessments payable April 1, 2026 and identifies late charges after May 31. Its $25 late fee is additional to interest, whose rate is not supplied. The older FAQ gives different timing. Obtain a current statement rather than relying on an old invoice or assuming another reminder will arrive.
Arrange closing and account updates separately
The contact page directs lawyers to the published payment-status request service. Have the conveyancing lawyer confirm arrears and proration. New owners then provide title evidence to update management's records and arrange TownSq access. Check the start date of an annual PAD before assuming the first assessment will be collected.
Request the missing governing records
Obtain the actual encumbrance and current adopted bylaws. Ask separately about exterior approvals, voting and tenant arrangements; a general FAQ does not answer every property-specific question. For a condominium, review its own contributions and records too.
