The town-hosted Grandview Gardens plan describes leased modular-home sites and a residents association intended to manage the property, maintain shared spaces and administer architectural controls. The reviewed page is headed Draft May 9, 2012. It does not establish that the proposed model operates today.

Lease costs and association charges need separate evidence

The plan describes individual site leases and property taxes paid by the property owner. Obtain the current site agreement to determine the actual resident charges and what they include. Do not turn this historical proposal into a published annual HOA amount.

What we need to confirm

Current development status, operator, governing documents and resident charges remain unverified. Strathmore-wide association coverage is also incomplete.

• Confirm the present legal parcel, development name and operator.
• Obtain the signed site lease or ownership documents and current charge schedule.
• Ask whether a residents association exists and request its constitution, rules and budget.
• Confirm maintenance duties, architectural approvals and transfer terms.
• Verify that every source concerns Strathmore, Alberta; similarly named US associations are unrelated.
