Rockland Park access: the Lodge, pool guests and rental households

Separate annual fees, monthly-plan charges, tenant transfers, additional suites and pool-specific restrictions before buying or renting.

Start with the household that will use the facility

A title-linked assessment and a personal access card serve different purposes. Identify who lives in each suite and whose privileges are being assigned before assuming every occupant receives access.

Compare the annual obligation, then the payment method

The HOA publishes monthly base rates. This site's annual equivalents multiply those rounded rates by twelve, so confirm the exact annual invoice and tax rounding. The PAD form adds an administration charge; its installments are not a new property fee class. On resale, ask for the entire outstanding annual balance.

A park guest is not automatically a pool guest

The daily household cap, seasonal pool punch allowance and preapproved group list have different purposes. Group lists expressly exclude the pool and hot tub, and unaccompanied youth cannot host guests in those water amenities. Agree the activity with the HOA before inviting visitors.

Review child supervision before the first swim

A child's age and swim-test result determine whether an adult must remain within arm's reach in the water or may supervise from the deck. Read the April 2026 pool document and confirm current posted requirements with staff; a membership card is not a substitute for supervision.

Keep purchase records separate from recreation forms

Request the applicable resale status or new-build prorated invoice, registered encumbrance and current articles. Recreation rules do not settle permission for exterior alterations, and the maintenance map does not establish the legal membership boundary.
