Understand the townsite and lease arrangements separately from HOA dues.

This is a townsite and leasehold guide

Redwood Meadows describes its distinctive structure through leased land within Tsuut’ina Nation and shared administration with the Nation’s council. Its townsite service and taxation arrangements are not being classified here as an HOA membership fee.

Separate the tax notice from the lease

The townsite’s services page separates municipal and emergency-service levies from education requisitions. It also describes tax instalments and water/sewer services. Paying a townsite tax account does not answer the separate questions about lease terms, assignment or other contractual charges.

Start with the published documents

The official homepage links a Master Sublease and a Stewardship Agreement. Obtain these alongside the property’s individual lease and amendments. Their full provisions have not yet been reviewed for this guide, so no expiry date, renewal promise or transfer charge is asserted.

Build your closing checklist

The services page directs tax-certificate and title-copy requests to the townsite office and publishes a per-document charge. Confirm the current request process and price before ordering.

  • Obtain the current tax certificate and utility balances.
  • Confirm the exact lease term and any unpaid lease-related charges.
  • Identify assignment approvals and the documents your lender requires.
  • Request applicable building, alteration and land-use rules.
  • Ask the townsite to explain any protection-plan or other charge mentioned in a listing; do not assume it is an HOA due.
