Redstone HOA: fees, closing documents and maintenance maps

Read Redstone's owner package without mistaking a form, old date or maintenance map for confirmation of a property's obligations.

Start with the property, then assemble its records

A useful Redstone closing file answers three separate questions: what is owed, who is recorded as the owner, and which documents apply to the property. Keep the street address, legal lot or unit, possession date and association response together.

The acknowledgement describes membership for single-family and multifamily residential lot owners. That wording does not identify every condominium unit or tell you whether a separate condo corporation pays or collects anything. Request the property-specific account and title documents.

New-build proration and resale status are different

The request form has separate sections for initial new-build dues and resale account status. Its new-build calculation ends April 30, 2027 and shows a $0.33 base daily figure with GST separate. Have the association complete the actual amount; do not substitute your own rounded calculation for its response.

For a resale, obtain the completed paid-in-full or overdue assessment and ask the closing professional to reconcile adjustments. Downloading the blank PDF does not clear an account, order a status document or complete a transfer.

Use the fee year, and resolve the deadline conflict

The current public notice gives a June 30, 2026 deadline. Some linked forms instead refer to May interest commencement; the builder procedure also mixes a May penalty-free deadline with May interest wording. This guide does not resolve that discrepancy. Ask Equium to confirm the effective policy and any property balance in writing.

The builder document expressly identifies the 2025/26 assessment even though its filename says 2026 and its revision footer is older. It supports the historical fee record, not a replacement deadline for the current notice.

Keep owner registration separate from fee settlement

The builder package identifies an acknowledgement and contact-information form for submission to management. The stated follow-up is portal registration and email opt-in instructions. Confirm that management has linked the right owner and property, then keep its response with the transaction records.

Do not assume a portal login proves the balance is clear or that an owner form grants separate tenant voting or event rights. Those questions require their own evidence.

Read each maintenance map's legend and date

The association's plan uses separate symbols for City, developer and HOA responsibilities and displays Winter 2026–2027. Older drawing metadata remains. Treat it as a published responsibility reference and ask about current handover for the specific road, park or feature.

The City-branded map is dated July 13, 2022. Its legend distinguishes mowing, planting beds, natural vegetation and other landscape categories within an LMA boundary. Its 2026 filename does not make it a new survey. Neither document is a parcel membership register or proof of recreation privileges.

Recognize what the welcome document actually dates

The linked welcome file contains a January 2023 letter announcing Equium management from March 1, 2023. It establishes a management-history milestone. Old staff names, hours or commercial offers should not be assumed current merely because the file remains linked.

Before relying on a complete owner package, also request current bylaws, financial statements, the applicable registered encumbrance, any architectural restrictions and tenant conditions. Those gaps are not filled by the public maintenance maps or blank forms.
