Buying in Rangeview: development, garden access and HOA records

Check the development first, then separate title fees, program costs and future facilities.

Identify which Rangeview development you are buying in

Ask the seller for the legal lot, developer and association name. The researched RHOA is associated with Section23; Genstar's Rangeview Springs has separate developer documents. A neighbourhood label on a listing is insufficient to transfer fees or privileges between them.

Separate three types of cost

Budget for the title-linked annual assessment and ask about other charges independently.

Ask for complete documents

The public acknowledgement is a blank template and its final schedule pages do not include the encumbrance. Obtain the actual title instrument and current bylaws with schedules before relying on a fee clause, boundary or transfer requirement.

Register the household that will live there

The form distinguishes title owners from primary residents and requests evidence for occupants. For a rental, ask the HOA to confirm membership and any voting designation in writing; entering a name in a form does not resolve every class of access.

Verify the amenity you intend to use

Check current program capacity, booking and opening information. Harvest Hall is described as future. The surrounding pond is stormwater infrastructure, not a swimming or boating amenity.
