Buying in McKenzie Towne: Council fees, tenant registration and closing checks

Separate the mandatory Council assessment, voluntary community membership and recreation arrangements before buying or renting.

Build three separate files

Keep the Council account, optional community association membership and any condominium documents in separate parts of your purchase file. Ask the seller to identify each payment recipient. A receipt from one organization is not evidence that the others have been paid.

Make a short list of questions for each organization: what it controls, what the property owes, who can register and which documents govern the arrangement.

Request a property-specific status response

The Council provides a lawyer request form with fields for the assessment, amount paid and outstanding balance. Ask your closing professional to obtain a dated response and reconcile it with the purchase agreement's adjustments.

The form asks the purchaser's lawyer to provide new title and possession details after closing. Confirm who will send those records and keep the Council's acknowledgement with the closing file.

Agree who will use the household account

If the home will be rented, arrange the Designated Resident form with the owner. Record which occupants need registration and which former tenants should be removed. Ask Council to resolve mixed owner-and-tenant occupancy, secondary suites and any landlord access expectations in writing.

Avoid relying on the previous household's online account. Use the official ownership process to establish the new household before booking activities.

Check the activity before promising access

A park visit, youth session, family drop-in and private booking can have different admission conditions. Check the current calendar, permitted ages, waiver, supervision and cost for the activity that matters to your household.

Visit the area at the time you expect to use it. Record the actual walking route, crossing points and opening arrangements alongside your property research.
