Livingston HOA and The Hub: fees, tenants and guest access

Prepare for a Livingston purchase or move: annual dues, household registration, tenant transfers, youth cards, guest bookings and maintenance responsibilities.

Separate the property account from household access

A Livingston purchase involves both an HOA account and registration for The Hub. Start by identifying the property and the people who will occupy it. A seller's paid invoice does not itself register the next household or settle how a landlord and tenants divide access.

The official forms page separates new-home prorated invoice requests from resale fee-information requests. Ask the closing team to use the appropriate process and obtain a dated response for the property. Separately ask the office what household information is needed before your first visit.

Budget from the dated notice and the actual balance

The published 2026/27 annual encumbrance fee is $455 plus GST, or $477.75. It covers April 1, 2026 through March 31, 2027 and was due April 1, with an April grace period. The notice says payments from May 1 may attract prime plus 5% annual interest and collection costs. Telepay carries a service charge, but the notice does not give its amount.

The payment page now warns that outstanding accounts have been sent to legal counsel and that direct HOA payments are no longer accepted for those accounts. Obtain the current balance and payment recipient before sending money. A general payment link does not establish that an overdue account can still use it.

That page announces April 1, 2027 as the next annual due date without publishing the 2027/28 amount. Do not carry the current price forward as a confirmed future fee. For closing, keep the annual schedule, account response and payment receipt together.

Owner and tenant privileges are not simultaneous

The Hub rules allow owners to transfer privileges to renters through a completed form. They explicitly allocate park and facility access to owners or renters, not both. Cards cannot be lent. Owners registering for cards provide title and government photo ID; card applicants must prove residence.

Describe a secondary suite, shared home or multiple tenant households to the office before advertising amenity access. The published transfer rule does not settle every occupancy arrangement. Ask for written confirmation naming the approved occupants and explain how registration changes when a tenancy ends.

Non-residents can register for programs or rent space under a conditional exception in the rules, with additional non-resident charges. This does not establish unrestricted public drop-in access or a separately purchasable resident membership.

Confirm youth cards before planning independent visits

The facility page describes cards for children aged 10–17 and requires a signed code of conduct for their guest access. The FAQ still says cards are available from age twelve. For a ten- or eleven-year-old, ask the office which instruction applies and complete its current registration requirements before planning an unaccompanied visit.

The same caution applies to operating hours: the FAQ body says 9am–9pm, while its footer says 9am–10pm and shorter holiday hours. Check the actual visit date. A membership card establishes a form of admission, not that every room or activity is available whenever the building is open.

Distinguish a few guests from an organized gathering

The facility page permits adults five guests per household per day. Cardholding children aged 10–17 have a two-guest allowance, for guests their own age or older, subject to the conduct form. Confirm the household total before inviting visitors through multiple family members.

Larger park gatherings use a separate guest-list process: up to twenty-five guests, submission one week ahead, staff approval and a maximum of three lists per household per year. Renting a room does not automatically approve subsequent park use. The facility page requires that park portion to follow the rental directly and still receive confirmation.

Registered programming can displace open gym and court bookings. Check the live schedules before planning a visit.

Understand what community maintenance includes

The maintenance page divides responsibility among the HOA, the City of Calgary and Brookfield Residential. It specifically assigns snow removal on the sidewalk and driveway in front of a property to the homeowner. An HOA charge should not be read as a blanket home-maintenance service.

Before buying beside a landscaped strip or pathway, identify the exact feature on the current maintenance map and ask who handles it. Record the responsible organization and contact rather than assuming every nearby open space is funded by the same fee. A maintenance map also answers a different question from which properties owe dues or receive membership.

Keep a practical handover file

Retain the fee response, registration instructions and household approvals. Sellers should confirm the ownership-update process. A general inquiry is not proof that an account has been cleared.

If access is a deciding factor, resolve the intended users, youth ages and planned activities before relying on the listing description. Keep unresolved questions explicit.
