Lake Bonavista and Lake Bonaventure: two lakes, three organizations
Identify the lake operator, separate fee accounts and community membership before relying on a listing's lake-access claim.

First identify the organization behind the promise
A home advertised with lake privileges needs more than a neighbourhood name. Lake Bonavista Homeowners Association and Lake Bonaventure Residents Association operate different private lakes. The Lake Bonavista Community Association is another organization. Start by naming the lake, organization and property account in every question to the seller or association.

Check both accounts for a Bonaventure property
LBRA's welcome package, with a 2023 footer, identifies Bonaventure homeowners separately and describes LBHA membership for Lake Bonavista and Lake Bonaventure homeowners. Treat that as a reason to investigate both organizations. It is not a current parcel-by-parcel eligibility certificate.
Ask the closing team to match every relevant title instrument to its association, then obtain separate statements showing the property, assessment period and balance. Payment to one organization does not establish that another account is clear. Keep condominium contributions separate if the property has them.
Do not add a forecast to a current fee
LBHA publishes $409.50 including GST for 2026/27. LBRA's current invoice amount remains unverified. These cannot yet form a reliable combined annual total for a property.
The LBRA plan prepared April 25, 2024 assumes $1,750 per residence and extends through 2033. A column labelled 2026 is still part of that old plan. It does not establish the amount billed in 2026, tax treatment or a property balance. The profile keeps this figure in historical planning context rather than presenting it as a current charge.
The same plan anticipates pump replacements and island work. Ask for the updated budget, reserve plan and actual project outcomes. Forecast spending does not prove that work happened or that a special assessment is payable.
Name the people and the route to the water
LBHA publishes a tenant-consent process in which owners surrender access and tenants renew the required consent and identification annually. That process has not been established for LBRA. A lease should identify which lake privileges are being offered and require confirmation from the correct operator.
Bonaventure's June 2025 rules require Member accompaniment for all guests and Family Members under 16. Its shared access docks serve members assigned to that particular pathway. A seller's photograph of a nearby dock or a map showing a path does not answer who may use it.
- Which lake is included, and which organization confirms it?
- Which occupants qualify, and what documents must they provide?
- Does the landlord retain any access?
- Which pathway or dock serves this legal parcel?
- Are any dock or shoreline approvals outstanding?
A membership cap is not a boundary map
The May 2025 LBRA minutes record approval of a resolution limiting membership to 143 persons. That number does not establish which titles qualify or how the articles define a Member or Family Member. Registration of the amendment and later changes still need confirmation.
The same package's Attachment 3 only refers to a separate Articles of Association PDF. It does not contain the full articles. Request that document and all amendments alongside the registered encumbrance; a meeting summary is not a substitute for the governing package.
Keep a short record for each organization
Before relying on access or budgeting for ownership, keep the following records together. Where an answer remains unknown, record who will confirm it and retain the reply with the property documents.
- Legal property description and applicable registered instrument.
- Organization name, account reference, dated invoice, tax treatment and paid-status statement.
- Written household eligibility, tenant consent where applicable, and registration steps.
- Assigned pathway/dock evidence and existing shoreline-work approvals.
- Current rules, complete articles and amendments, approved minutes and capital-plan information.
- Separate LBCA membership or activity booking if the household wants community-centre programming.
