Lake Bonavista access: eligible homes, tenants and extra household members

Check LBHA property exclusions, annual tenant consent, conflicting extra-membership terms, guest limits and shoreline responsibilities before buying or moving.

Start with the exact property and intended occupants

LBHA requires its encumbrance on title. Its published exclusions include Bonavista Downs, condominiums, commercial properties and residents of secondary suites or carriage houses. Subdivision does not create additional memberships. A neighbourhood label is therefore insufficient for a purchase or rental decision.

Send the legal property description and proposed occupancy arrangement to the association. Ask for a written answer that identifies who can register and any outstanding requirements. Keep that answer with the transaction documents; a nearby member's experience is not a substitute.

Registration and annual tenant consent

New owners provide title, matching government photo ID and application photographs. LBHA permits an initial application while title is pending but requires it within three months to avoid an account lock. Its welcome page lists a $97.50 plus GST new-owner charge and requires outstanding fees to be settled before cards are issued.

For tenant membership, the owner gives up access and supplies consent. Renters provide matching ID and renew consent annually. Senior renter places depend on the title-holder count, with a maximum of two. Confirm each occupant rather than promising unrestricted access to everyone named on a lease.

Extra household membership terms conflict

The associate-membership page describes a trial for people living in the home who fall outside traditional eligibility, such as roommates or live-in nannies. It lists $100 per year, up to three places, owner approval and address identification. Secondary suites are excluded. The board reserves the ability to change the trial.

The memberships page instead describes Guest-in-Residence: up to two places, a charge of 50% of annual membership fees, annual residence proof and no additional places for households using renter membership. It also excludes suites and carriage houses. We have not selected one fee or capacity as authoritative over the other.

Before paying or agreeing to an occupancy arrangement, ask LBHA which program currently applies, the total including any tax, the number of approved places and the renewal date. Request confirmation that identifies the occupants, not just the program name.

Keep the annual charge separate from closing adjustments

The 2026/27 fee page publishes $409.50 including GST, due June 30, 2026. It does not accept credit cards and lists an 18% annual rate on outstanding balances. The same page mixes collection notices from different periods, so obtain the account's actual balance and interest calculation rather than calculating arrears from the headline fee alone.

When moving within Lake Bonavista, notify the office and provide the new title. LBHA says fees do not transfer between properties and that it is not automatically notified of title changes. Seller/buyer adjustments are handled through the closing parties; the association's moving page does not promise a refund. Ask the closing team how the transaction handles paid fees, unpaid charges and the new property account.

Plan guests around the household total

The rules page caps a household at ten guests per day, with lower allowances for junior and Guest-in-Residence members. Those smaller allowances do not add extra places above ten. App pre-check-in can simplify arrival, but the host must remain in the park with guests.

Describe the event size and member class before arranging a gathering. Confirm a group booking if needed, and tell visitors who will meet or pre-register them. The site's age bands say over and under twenty-one; ask staff which allowance applies at exactly twenty-one rather than assuming the larger one.

A shoreline or access-way home brings more questions

LBHA's April 28, 2026 shoreline letter requested needed cleanup by July 28. It discusses runoff, shoreline condition and dock maintenance, and requires approval for dock installation. That elapsed deadline should prompt a buyer to ask about completed work and outstanding correspondence, not assume every shoreline home is deficient.

The companion access-way letter describes shared maintenance by an identified group of adjacent owners, despite LBHA owning the access way. Ask for the relevant appendix, responsibilities and any cost-sharing arrangement. The list identifies maintenance groups; it should not be used as a map of every property entitled to lake membership.

Both letters are posted on the official rules page, while their PDF metadata contains the word Draft. Retain that provenance and confirm current applicability with LBHA. Neither letter replaces review of the property's registered documents.

Use current activity pages alongside older documents

The indexed 2025 facility rules remain a historical reference. Current guest and fishing pages provide additional instructions. The fishing page states a two-fish household monthly limit excluding Tiger and Brown Trout, and has separate summer and winter areas. Recheck the day's closures and restrictions before arriving with equipment.

An annual membership does not establish that every activity is operating on a particular day. Keep registration questions separate from weather, ice, conservation and maintenance closures. Use the original links below when planning the visit.
