Harmony lake access: residents, guests and shared docks

Understand Harmony registration, conflicting public-admission notices, shared-dock rights and the limits of extended lake hours.

Identify the access you actually need

Before relying on a Harmony listing's amenity description, separate household registration, an accompanied guest visit, shared-dock rights and any proposed visit by a member of the public. They are different requests. A fee invoice or a nearby dock does not answer all four.

Use the association profile for the fee and document record. For a purchase, ask OAH to answer using the legal lot and the intended occupants. For a visit, describe who will attend, where they want to enter and whether a registered resident will accompany them.

Public admission is an unresolved source conflict

The community FAQ describes a weekday pay-per-use arrangement. The April 2026 guest document says use is limited to residents and invited guests. We have not treated either statement as a confirmed promise of admission for an unaccompanied visitor.

Contact OAH before making the trip. Ask whether public admission is operating on the intended date, which entrance applies and what booking or payment is required. A reference to a public dock is not enough to establish current admission rights.

Registration follows the household arrangement

The controlled-access process begins with the title owner or their designated adult. Its glossary recognizes tenants, but later wording about secondary members is narrower. Non-resident landlord access alongside registered tenants is not clearly resolved in the reviewed instructions.

For a rental or multigenerational home, send OAH the full proposed occupancy arrangement. Request confirmation of who can register and whether anyone's existing credentials must change. Keep that response with the lease and registration records rather than relying on a general statement that tenants are eligible.

A dock brings a separate set of questions

The shared-dock information sheet distinguishes entitled properties from other Harmony homes. OAH maintains the docks, but its guide also describes the possibility of charging the relevant households for repair or replacement under their covenants.

Ask for the lot's dock documents, recent maintenance correspondence and any outstanding cost notices. If you plan alterations or equipment storage, resolve those plans with OAH before purchase. Assess the benefit together with its obligations, not just the distance from the back door to the water.

Extended hours are a specific permission

The July 2026 waiver extends seasonal lake use to 6 a.m.–10 p.m. for the approved residents and accompanied minors living at their address. It excludes other guests and does not extend access to equipment or nearby buildings. All required sections must be completed to obtain the permission.

Do not treat someone else's approval as your own. Check the current operating season and the terms of your issued permission. The lake's winter restrictions also differ from the designated skating facilities elsewhere in the community.

Lake-shore ownership needs a landscape review

The lake-shore landscaping guide describes a separate approval, deposit and inspection process. It also addresses the sensitivity of the shoreline and drinking-water supply. An attractive finished yard does not establish that the approved plan was followed or the deposit released.

Request the approved drawings, completion inspection and deposit correspondence. Have proposed changes checked against the specific lot documents before commissioning work. Keep these questions separate from the annual OAH account balance.

Budget from the current property records

The annual fee notices are behind the association's member login. Obtain the actual notice and payment status through the owner or OAH; the older public ranges in the profile are background references. For a golf-focused purchase, also read the 2026 social-membership package: its benefits are distinct from full golf membership and some offers distinguish new homes from resales.

  • Current annual invoice, applicable property class and outstanding balance.
  • Special-amenity initiation payment history and any amount applicable to the transaction.
  • Household registration response, required waivers and credential instructions.
  • Dock, landscape and other property-specific approval records.
  • Current admission and operating instructions for the intended activity.
