Buying in Fireside: annual discounts, title checks and garden access
Understand the difference between Fireside's discounted assessment, sample encumbrance, condominium costs and activity eligibility.

Distinguish the assessment from the underlying instrument
Keep the current invoice and the registered title instrument together. An annually reviewed discount should not be treated as a permanent limit on the obligation.

Request status information before closing
The request page publishes a $26.25 GST-inclusive certificate charge and a two-business-day delivery target. Ask the closing professional to request the relevant property and closing date, then reconcile the returned balance with the agreement. This administrative charge is separate from the annual HOA fee.
No condo fees is not an HOA exemption
Street-townhome marketing can describe condominium costs while the HOA still has a residential title obligation. Obtain the actual tenure, assessment and maintenance allocation instead of treating one advertising phrase as a complete cost summary.
Check the activity your household intends to use
Garden plots are allocated, not automatically attached to every home. Ask for availability and current eligibility before assuming a plot transfers with a sale. Separate activity inquiries from ownership and fee-account questions.
Confirm where an overdue account must be paid
Ordinary payments and accounts referred to McLeod Law follow different instructions. Request the current statement and correspondence before paying arrears so the payment reaches the correct account.
