Buying in Evergreen: HOA fees, fences and community membership

Check the title-linked ERA account, private fence duties and the correct voluntary community association.

Confirm the title-linked membership

Some Evergreen properties have ERA obligations and others do not. Start with the legal property and its registered encumbrance. The municipal boundary or a street name cannot replace this check.

Request the new invoice and closing status

The last dated budget reviewed confirms $100 plus GST for 2025/26. Since that period ended August 31, 2026, obtain the new assessment. ERA publishes a $26.25 GST-inclusive Fee Status Certificate with a two-business-day turnaround; ask the lawyer to confirm current and prior balances.

Inspect the fence and obtain the right covenant

ERA's guidance assigns private fence maintenance to adjoining owners. Its linked sample covenant concerns association land and has blank legal descriptions; it is not the complete residential fence rules. Obtain the property's actual restrictions and confirm the appropriate original style and paint treatment.

Choose community membership separately

CECA's $20 family membership runs for twelve months. Evergreen Estates residents are in SECA's area and may obtain CECA associate membership, which excludes CECA AGM voting and board service. These memberships do not pay an ERA title assessment.
