Association fees in Calgary are frequently secured against title. Here is what to look for and who to ask.
Why it matters to a buyer
Several Calgary associations publish that their annual fee is secured by an encumbrance registered on title. Where that is the case, the obligation attaches to the property rather than to a person's willingness to join.
The McKenzie Lake Residents Association, for example, publishes that its annual fee is mandatory for properties with a registered encumbrance regardless of whether the facilities are used.
Documents to review
Ask for these before conditions are removed.
- Current Certificate of Title for the specific parcel.
- Copies of each registered instrument listed on the title.
- The association's current fee schedule.
- A written statement of account showing any arrears.
