Mahogany buyers should distinguish the annual title-linked fee from property-specific access setup and any condominium charges. The lake and beach-club profile below explains the documented membership process and unresolved questions.

Development history
A separate community association formed in 2024
The Mahogany Community Association (MCA) dates its formation to 2024. It describes a volunteer-run organization focused on resident advocacy, local connections, events and collaboration with the City, developers and other organizations. Its community memberships are optional.
The MCA is separate from the Mahogany Homeowners Association (MHOA), which handles the title-linked assessment and member lake access. Direct lake credentials and HOA account questions to MHOA; use MCA's own channels for its volunteering, neighbourhood initiatives and membership benefits.
Parks & recreation
The optional $30 community membership is separate from the lake fee
MCA's public sign-up form lists a Mahogany household membership and an associate membership for households outside Mahogany, each at $30 per year. Both run for 365 days from purchase and renew automatically until cancelled. The form does not specify tax treatment.
MCA describes event discounts and offers from participating businesses as membership benefits. These are community-association benefits: do not treat the $30 membership or the outside-area associate option as a way to purchase MHOA lake privileges. Check current offers and renewal terms before joining.
Schools & enrollment
Mahogany School: K–5 for 2026–27
2026–2027 school year
Mahogany School's own 2026–27 back-to-school page identifies Kindergarten through Grade 5. Some development marketing still describes K–4; use the school's current-year information when comparing homes.
CBE assigns schools by home address, grade and program. Check the intended address in the board's school finder for every child, including the next grade transition. A neighbourhood name or an HOA membership does not establish school placement. Walk zones and transportation eligibility are separate checks.
Schools & enrollment
Confirm capacity as well as the attendance area
Mahogany School explains that a lottery applies if registrations exceed capacity. Its published process considers lottery-zone residence and concurrent siblings; unsuccessful regular-program applicants are directed to an overflow school.
That process page is not a current vacancy report. Before relying on school proximity in a home purchase, ask the school to confirm registration availability, any applicable lottery or overflow arrangement, and transportation for the intended school year. Catholic-school designations and current enrolment restrictions still need separate confirmation with Calgary Catholic.
Housing & households
Housing choices and ownership costs
Mahogany's developer catalogue includes condominiums, townhomes, duplexes, laned homes, front-garage homes, bungalow villas and estate homes. It also lists rental housing and a seniors' residence, so the neighbourhood contains several different living and ownership arrangements.
The developer describes its Street Towns as homes with individually owned land and no condominium fees. That description applies to that product: it does not establish the fee structure of every Mahogany townhome. Compare the specific property's HOA assessment, condominium charges and any separate maintenance agreement.
Housing & households
Lakeside Grove: bungalow living with separate upkeep charges
Hopewell describes Lakeside Grove as a collection of 74 duplex-style bungalow villas with lot ownership. Its published offering includes landscaping, snow removal and upkeep funded by monthly fees, plus a shared courtyard and visitor parking.
Before comparing a villa with another Mahogany home, request the service agreement, current monthly budget and responsibility schedule. The reviewed marketing does not establish the exact charge or legal structure of that arrangement. Keep that cost separate from the Mahogany HOA assessment in a purchase comparison.
Housing & households
Village Towns: rental lake access is described in the lease offering
Village Towns at Mahogany Lake is a Hopewell rental development managed by Simco Management. Its FAQ says residents receive lake and private-beach access as part of their lease; resident parking is an additional-cost option.
Ask Simco for the lake-access clause, household registration steps and a complete schedule of rent and extras for the chosen suite. This is the project's published offering, not confirmation of an individual tenant's completed HOA registration. Other Mahogany rentals need their own access check.
Parks & recreation
Wetland walks and lake recreation are different experiences
The developer describes 74 acres of naturalized wetlands and 22 kilometres of community pathways. The wetland circuit has interpretive areas, seating and viewpoints for walking, cycling and watching wildlife.
These neighbourhood features are distinct from the HOA's member lake and beach-club access. Use the access section below for household eligibility and registration; a home beside a wetland or pathway does not by itself establish lake privileges. The developer's pathway description also does not identify who maintains every route.

A closer look at Mahogany

Mahogany’s waterfront is the reference for the artwork above. These residential docks are distinct from the association’s shared beach facilities; access depends on the property and membership.

Westman Village is one part of Mahogany. This photograph shows its fountain plaza; it does not establish access to the HOA’s lake facilities.
