A southwest Cochrane community with detached homes, duplexes, townhomes, parks and school facilities. The HOA's annual assessment funds selected enhancements; it is separate from any condominium charges attached to an individual property.

Phase 13 street townhomes
Developer advertises no condo fees; confirm HOA obligations separately.
Housing & households
Housing form does not settle ownership costs
The developer describes detached, semi-detached, townhome and bungalow options. Phase 13 street towns are advertised without condo fees. Review HOA assessment and legal tenure independently before using that claim in a monthly ownership budget.
Development history
An association formed alongside development
The HOA dates its formation to February 3, 2011. Its FAQ identifies Calbridge Developments, formerly La Vita Land, as the founder and says the association has not yet turned over to residents. Ask for current governance records when reviewing a purchase.
Parks & recreation
Separate maintenance responsibility from admission
The annual budget supports hockey and leisure rinks, the skatepark and landscape work. The December 2025 responsibility-map page helps direct maintenance inquiries. A budget line alone does not establish hours, safety conditions or a household's entitlement to reserve space.
Parks & recreation
Garden plots require an allocation
The community garden is in Cattail Park. Applicants should contact the HOA before the May 1 allocation period; owners in good standing receive preference. Gardeners handle planting, watering, weeding and harvesting after assignment.
Schools & enrollment
Use the school district for attendance confirmation
Fireside School identifies itself as a K-8 school opened in 2017, serving several communities south of the Bow River. The Town lists the available school districts. Confirm the child's address, grade, program and school year with the district rather than relying on proximity.
What to verify
Buyer checklist
Fireside Homeowners' Association
- 01Obtain the property's registered encumbrance, covenants and current HOA invoice.
- 02Ask the closing professional to order a Fee Status Certificate for current and prior periods.
- 03Compare the current discounted fee with the underlying assessment provisions.
- 04Confirm private fence condition and any unresolved exterior changes.
- 05Request the garden or recreation terms relevant to your household, especially for tenants.
- 06Check whether any balance has moved to legal collections before arranging payment.
- 07Verify condominium tenure and any separate condo charges; no condo fees does not mean no HOA fee.
