About Chaparral

Lake Chaparral combines a private lake membership with property-linked annual charges. Check the complete membership-plus-capital total when comparing costs. Tenant access depends on whether the landlord also lives at the property, and direct-access docks have narrower eligibility than general park access.

Development history

A neighbourhood built around its lake

Association-published

CCA dates Chaparral's establishment to 1995, while LCRA dates its own founding to 1994. The lake became the neighbourhood's focal point as Chaparral grew to include the Lake, Ridge, Ravine and Valley areas.

Both organizations describe a 32-acre constructed lake. Their park-area descriptions differ: CCA says 21 acres, while LCRA says 22. These are publisher descriptions, not a surveyed boundary or a measure of which properties qualify for membership.

Parks & recreation

Lake recreation and changing operating conditions

Association-published

LCRA's facilities include beaches, boat rentals, courts, playgrounds and seasonal winter recreation. Availability changes with weather, maintenance and operating decisions. Its amenity-status page is the practical starting point for a visit; membership alone does not mean every facility is open.

The operator also hosts third-party programs, some available to the public. Registration for one of those programs does not establish general lake membership or access to a private path or dock. Confirm the particular program's terms and the property's lake entitlement separately.

Parks & recreation

Green Thumbs community garden

Association-published

The garden sits east of St. Sebastian's Elementary School near the parking lot. Most plots measure 10 by 4 feet; two raised beds are narrower to improve access. Water, compost facilities and basic tools are provided, while gardeners supply seeds and any fencing.

The published seasonal terms require CCA membership, volunteer duties and a separate plot rental. The advertised plot price is $25, with a $50 refundable damage deposit and an additional refundable key deposit whose amount is not stated. These are separate from lake dues. Confirm the current season's charges and availability with the garden organizers before paying or planning a plot.

Planning & change

One community voice across four areas

Association-published

CCA represents Lake Chaparral, Ridge, Ravine and Valley in neighbourhood activities and civic discussions. Its work includes resident concerns about development, transportation, education and infrastructure. Lake accounts and eligibility questions go to LCRA, the separate residents association.

What to verify

Buyer checklist

Lake Chaparral Residents Association Ltd.

  1. 01Match the title and invoice to the correct single-lot, double-lot, access or lakeside class.
  2. 02Obtain both annual invoices and confirm the combined balance.
  3. 03Budget for the new-owner setup charge and arrange membership registration.
  4. 04For a rental purchase, explain whether the owner will also live in the home when confirming tenant eligibility.
  5. 05Verify any direct-access path or dock right separately.
  6. 06Obtain property-specific architectural documents; lake operating rules do not settle exterior renovation permissions.
