Sundance distinguishes regular, lake-access and lakefront properties. Equal fees for two classes do not make their dock rights interchangeable. Tenant registration has a minimum lease term, and a household's guest allowance differs from its fishing-guest allowance.

Important rules

  • Twelve guests per household

    Association-published

Adults may host twelve daily; under-18 members may host three within that total. Hosts remain on site. Residents eligible for membership cannot enter as guests.

  • Larger groups require advance approval

    Association-published

Groups of 13–30 need management approval and a list at least three business days ahead. A household may host these groups twice between June 1 and September 10; the ordinary daily limit remains twelve.

  • Fishing guests have a lower limit

    Association-published

A household may bring two non-resident fishing guests. Members leave their lake card at the gate and register retained fish. Read the current species, catch and equipment restrictions before fishing.

  • Pet restrictions also apply to lake-access homes

    Association-published

Animals are excluded except certified service animals; the rules exclude emotional support animals. Pets cannot swim or use the ice, including from lakefront or lake-access homes.

  • No alcohol, drugs, smoking or vaping

    Association-published

The operator prohibits these on the premises and publishes a one-year suspension for alcohol or drugs. Members are responsible for guest conduct.

  • Check the operator's current water advisory

    Association-published

The homepage publishes water-quality notices and flag conditions. These change independently of membership status; use the live advisory before a visit. This profile does not certify swimming or ice conditions.

  • Fees do not move between homes

    Association-published

SLRA's FAQ says closing adjustments are handled through the lawyers. A move within Sundance does not transfer paid fees from one property to another.

Where it applies

Boundary and coverage

Operational coverage

Private homeowner docks serve that home and its guests. Shared lake-access docks serve residents backing onto the corresponding pathway; other members do not acquire those rights by paying the same fee.

Registered on title

Title and legal instruments

  • encumbrance

The association describes mandatory annual fees secured by a title encumbrance.

Applies to: Review the instrument registered against the specific property.

Common misconception

Limits of the association’s role

  • Property-specific architectural controls and private maintenance obligations still require a title and document review.
