Identify the organization and the payment route

An HOA can coordinate maintenance without sending an ordinary membership invoice. ROEHA explains that the City collects its landscaping levy through property taxes. RRROCA membership and other local association accounts are separate.

Read the tax bill alongside the listing

The revised 2026 schedule lists a $225.11 annual Estates levy and 635 properties. Council's published minutes record third reading of Bylaw 2M2026. Confirm the home's actual tax record and balance; the schedule's address ranges should not be converted into an assumed whole-community boundary.

  • Ask whether a quoted property-tax total already includes the special tax to avoid counting it twice.
  • Ask the closing professional to distinguish municipal taxes, association balances and condominium charges.
  • Keep the dated documents used for the comparison.

Keep payment obligations and exterior controls separate

The covenant copy has blank execution fields. Obtain the complete registered package before planning exterior work; the tax bill does not establish title restrictions.

Questions to resolve before relying on the profile

The community page is a starting point for a specific home. Resolve these items with the appropriate organization and your closing professional.

  • Is this address in the Estates special-tax schedule, the Cascades, another development, or more than one relevant administrative area?
  • What documents support the current annual total?
  • Which shared features are maintained, and which services need separate registration?
  • Are all covenant schedules and later amendments available?
