Two organizations within one municipal community

The Lake Club HOA explicitly separates itself from Rocky Ridge Ranch. A neighbourhood name in a listing cannot establish membership in either organization. Start with the unit's account documents and ask the named association to confirm eligibility.

Keep the HOA charge separate from condominium expenses

The 2026 Lake Club owner letter states $25 monthly or $300 annually. That published total is the HOA charge; it is not the unit's complete condominium cost. Request the building budget, reserve information and account status separately, and confirm GST and current payment arrangements.

Register the household before relying on the fobs

Bring the security form, waiver and identification to the activation appointment. Renting owners also sign the landlord agreement. Ask about owner overlap and unusual occupancy arrangements before promising access to tenants.

Ask for documents that match your decision

For a purchase, obtain current fees, account clearance and governing documents. For an event, use the activity-room contract. For fitness access, review the gym rules. A general amenity description cannot replace the applicable document.

  • Match the unit and corporation names across the documents.
  • Ask which organization receives each payment.
  • Confirm access credentials, restrictions and any outstanding balance before possession.
