McKenzie Lake access: fees, tenants and the right entrance

A buyer’s walkthrough of MLRA fee classes, household registration, access-way rights and the records to obtain before relying on lake privileges.

Start with the property, household and entrance

A listing that says ‘lake access’ leaves three questions to answer: what the property owes, who can register, and which route to the water is included. Keep the association’s answers with the property records so an attractive photograph or neighbourhood name does not become your evidence of eligibility.

Confirm the fee class and the assessment year

MLRA’s fee page lists General at $375, Lake Access at $525, Lake Shore at $750 and Statesman Villas at $281.25, each plus GST. The page does not state an assessment year. These are published amounts to investigate, not a dated invoice for a particular property. The registered encumbrance makes the annual payment obligatory even when the facilities are unused.

Ask for the current invoice, outstanding balance and the class assigned to the legal parcel. For a villa or condominium, establish separately whether another organization bills additional charges. The Statesman Villas label alone does not identify every eligible unit or explain its condominium arrangements.

Arrange membership before the first visit

Owners activate eligible memberships through the office. Cards are personal and do not pass from seller to buyer. The membership page lists a $20 initial charge, or $25 for new Calgary Housing memberships; tax treatment is unconfirmed. Ask how to complete registration around possession rather than planning to use the seller’s card.

For a rental, the owner chooses whether to transfer privileges. Owner and tenant cannot hold them simultaneously. The published process requires written owner authorization, a lease and government identification showing the local address. Membership is for permanent residents, and the owner may cancel a tenant transfer.

Describe all intended occupants when asking the office about eligibility: an owner-occupied suite, shared home or changing household needs a specific answer. Record who will submit documents and when activation is expected; no guaranteed turnaround is established here.

General lake membership does not establish every access route

The rules reserve lake access ways for immediately adjacent Lake Access lots carrying the specified Schedule E encumbrance and Schedule I easement. North Beach is reached from the lake. The access-way docks belong to MLRA and cannot be altered or used to store private property.

If a seller advertises a shortcut, shared dock or direct water connection, identify it precisely. Ask your lawyer to review the actual registered instruments and ask MLRA to confirm the property’s entitlement. A nearby gate, a path on a map or a higher fee class is not a substitute for those records.

Plan guests and activities around the current rules

The FAQ gives a ten-guest daily household allowance for hosts aged 16+, including infants in the count. The host remains present. Younger cardholders have a smaller allowance; confirm the published age-16 overlap before planning a child’s visit. Programs also accept non-residents, but registration does not create general lake membership.

Boats and SUPs have different checkout and companion conditions. Review the current rules for equipment, flotation devices, fishing and closures before visiting. The lake has no lifeguards. A photograph showing boats or winter recreation does not establish that an activity is operating today.

Resolve the remaining questions in writing

The linked rules PDF records Board approval on May 31, 2024. A separate suspension policy is dated June 17, 2010. Keep those dates with downloaded copies and ask whether later amendments apply. An older document still linked online is useful evidence, but its age should stay visible.

The membership page quotes $5 for lost or damaged cards, while the rules describe free replacement after two years and an unspecified charge for earlier loss or damage. Confirm today’s treatment. The FAQ distinguishes the April 1 due date from an April 30 late-penalty cutoff, but does not publish the interest rate.

  • Obtain dated fees, the account balance and any special-assessment information.
  • Save the original title instruments and written access-way confirmation.
  • Confirm the registered household and any unresolved suite or tenant arrangement.
  • Request current financial statements, governing articles and amendments.
  • Check the day’s operating notices before inviting guests or using the water.
