Heritage Pointe lake access: property eligibility, tenants and fees
A practical guide to The Lake at Heritage Pointe: distinguish the lake neighbourhood from the hamlet, register your household, check dated fees and prepare for exterior changes.

Start with the property, then identify its association
The Lake at Heritage Pointe is a neighbourhood within the larger Foothills County hamlet of Heritage Pointe. Its association describes 490 homes around a 28-acre man-made lake. That description should not be extended to every property advertised with a Heritage Pointe address.
Ask the seller and association to identify the property account and applicable registered documents. Use the official community map to orient yourself, then obtain property-specific confirmation. A nearby lake, a familiar neighbourhood name or a route through a shared open space does not establish membership.

Read the fee year before budgeting
The annual-fee webpage labels $1,663.34 including GST as the 2025 charge. The June 2026 AGM presentation reports no fee increase, but a dated 2026 invoice total has not been verified here. Keep the historical amount and the newer budget statement distinct; obtain the current invoice and account balance for a purchase.
The fee page describes late-January invoicing, payment within thirty days and an end-of-February deadline. It lists 16% annual late interest, collection costs and suspension of privileges on delinquent accounts. Ask whether an account has entered collection and where payment must go before arranging settlement.
Dues support more than beach visits: the association also describes waste services, water systems, common spaces and reserves. Choosing not to use the lake does not establish an exemption from the property's registered obligations.
Register people individually for VizPin
The gate page directs new resident homeowners to contact the Lakehouse with land title and photo identification, complete liability waivers and arrange VizPin access. The smartphone credential is tied to a telephone number and is for its assigned member only. Guests must remain accompanied.
Arrange registration before your first planned visit rather than relying on the seller's phone or credentials. Describe every intended user, including adult children and anyone without a suitable smartphone, and ask the office what documentation or alternative arrangement is available.
Age fourteen needs explicit confirmation: the webpage says members over fourteen may request access, while the March 2022 rules classify household members aged fourteen and older as Junior Members. These wordings do not give the same answer for a child who is exactly fourteen.
Resolve tenant access before promising it in a lease
The March 2022 rules permit renters to use VizPin when the homeowner relinquishes that privilege and submits an authorization letter with the current rental agreement. This is a dated published policy; confirm the present process and approved occupants directly with LAHPOA.
Do not assume that a landlord and tenant can both retain access. Explain any shared occupancy, secondary suite or multiple-household arrangement to the office. Keep its response with the lease and establish how access will be updated when the tenancy ends.
Match guest plans to the activity
The 2022 rules distinguish at most two Adult Homeowner Members per household from Junior Members. Adult guest numbers are subject to staff discretion; Junior Members have a two-guest limit unless preauthorized. Confirm the current classification and allowance before inviting a group.
Fishing has a separate allowance in the linked 2025 guidelines: two accompanied fishing guests per Adult Homeowner Member. Those guidelines require single barbless hooks and release of all trout and grass carp. They allow north-dock fishing only when swimmers are absent, while prohibiting fishing from the main dock and beach. Check the full instructions and current closures before a visit.
Read the fishing update alongside the older general rules. Their dock instructions differ, so an old saved handbook should not be the only document used to plan an outing.
A Lakehouse booking does not book the beach
The rental webpage restricts bookings to LAHP residents. It lists $50 plus GST per hour and $400 plus GST for bookings of four hours or longer. Confirm the quote for your exact duration, including setup and cleanup; the published transition is not a simple hourly calculation.
The room accommodates 72 standing or 55 seated, according to that page. Rental guests do not automatically receive beach or water-equipment access, and the outdoor fire pit and beach cannot be reserved for exclusive private use. Discuss any proposed outdoor portion separately before sending invitations.
County soccer and baseball fields have another arrangement: they are available to County residents at no charge, with availability managed through the Lakehouse. Use the fields' parking area. This public recreation arrangement does not extend the private lake membership boundary.
Prepare exterior changes before committing to work
The architectural page requires submission of landscaping and exterior changes. It asks for design and materials details, a site plan using the Real Property Report and neighbour declarations. Submit through the Lakehouse or its published email and obtain the association's response before committing to the proposed work.
For a resale, ask for approvals matching existing decks, landscaping and other exterior changes. For a lakeshore property, the association identifies additional easement, encroachment and restrictive-covenant documents, including registration 011154283. Have the documents applicable to the actual title reviewed; a general design guide does not resolve every lakeshore obligation.
No approval turnaround is specified on the submission page. Build that uncertainty into a renovation schedule and ask which version of the guidelines governs the proposal.
Keep a purchase and handover file
Collect the property confirmation, current account response, registration instructions, tenant authorization if relevant and existing exterior approvals. Assign unresolved questions to a person and a deadline so that a general listing statement does not become the only evidence retained.
The AGM archive links financial statements, minutes and board presentations. Review the periods covered and ask about planned work or assessments that affect your decision. A published reserve balance or annual budget describes the association; it does not establish that the seller's account is clear.
Keep dated copies of the documents relied on and the association's replies. Return to the linked sources when ownership, occupancy or planned use changes.
