About Tuscany

Tuscany's recreation research centres on the Tuscany Club, its residents association and the separate Tuscany Community Association. Private Club access and enhanced public landscaping have different uses and eligibility; Tuscarora properties need an enrollment check.

Housing & households

Detached homes, townhouses and apartments

Government-published

2021 Census — historical neighbourhood snapshot

The City's 2021 profile records 5,540 single-detached homes (84% of occupied dwellings), 405 row houses (6%), 495 apartments in buildings under five storeys (8%) and 115 semi-detached homes (2%). It reports 89% owner households and 11% renter households. Census rounding means totals can differ slightly between tables.

These figures describe housing form and tenure at the census date. They do not identify which properties belong to TRA, which homes are condominiums or what is currently for sale. Confirm the property's title, condominium status and TRA account separately.

Development history

A major building period in the 1990s and 2000s

Government-published

Among homes occupied at the 2021 Census, the City records 28% as built in 1991–2000 and 64% in 2001–2010. This describes the age of the recorded housing stock, rather than a definitive founding date or a complete development chronology.

Tuscany School dates its opening to September 2006. Its account of school life describes a team-teaching approach and work with Elder Saa'kokoto and Calgary Opera on Na'a's Heartbeat, a project celebrating Blackfoot stories and culture.

Parks & recreation

Twelve Mile Coulee: the public natural park

Government-published

The City describes a 190-hectare park at Tuscany Boulevard and Stoney Trail, established as a park in 2001. Hiking trails, pathways, benches and designated off-leash areas provide a different outdoor experience from the Tuscany Club's recreation grounds. The coulee slopes toward the Bow River and includes grassland, trees and exposed sandstone.

This is a municipal park. Its public trails are separate from private Club access. Check the City's park information and posted signs for route conditions and the designated off-leash areas before a visit.

Parks & recreation

The Club and enhanced neighbourhood maintenance

Association-published

The Tuscany Club offers an indoor gym, programs and private room bookings, with a seasonal splash park, playground, skating and hockey rinks, tennis and pickleball courts, and a skate park outside. Programs and rentals have their own registration, availability and charges; the annual property fee is not a room reservation.

TRA also maintains designated public areas under a City landscape agreement from May 1 through August 31. Its FAQ limits TRA snow clearing to the Club area. The appearance of a nearby boulevard or pathway does not establish either its maintenance provider or the adjacent home's Club eligibility.

Schools & enrollment

School programs need an address and grade check

Government-published

Published school overview last updated November 2025

Tuscany School's published overview describes Early French Immersion from Kindergarten through Grade 5 and an Enhanced Education Support program. Treat this as a starting point for school research, not a guarantee of admission for a Tuscany address.

CBE distinguishes the attendance area, which determines designation, from the walk zone used for walking-distance purposes. Confirm the student's address, grade, program and school year directly with CBE, including any placement or transportation conditions. HOA membership does not establish school eligibility.

The voluntary community association

Association-published

TCA dates its formation to April 2000. Its published $25 annual household membership supports civic representation, local activities and initiatives such as the book swap, community garden and environmental stewardship. The membership page describes one AGM vote per household membership; confirm current terms when joining.

Contact TCA about its volunteer initiatives and community concerns. Direct Tuscany Club, HOA fee and TRA maintenance questions to the residents association. These organizations have separate roles and memberships.
