MHOA states facility access is unavailable when encumbrance fees are not in good standing. Obtain the property account balance before closing.

MHOA now lists online bank bill payment for encumbrance fees only and says processing may take three business days. Confirm the payment has reached the account before relying on it for access or a closing statement.

The FAQ excludes pets from MHOA parks and facilities, except permitted service animals and dogs registered in the Dog Patrol program during approved hours. Ordinary household membership does not grant general dog access.

Preregister with the unit number, guest names and expected arrival time, then check in with staff. Walk-up sign-in remains available at Gate 12, Gate 1 or the main office. The rollout may still use paper backup. Registration does not replace the guest rules.

The MHOA renovation page directs owners to City requirements rather than an HOA approval process. It flags fencing and landscaping beside public space, the perimeter or the lake for additional attention. The page distinguishes youth-sized equipment from adult craft and requires under-eight children to share their supervising adult's craft. Everyone being supervised returns when their supervisor leaves the water. Ask staff about the applicable age band before checkout.
